A Tenant can access direct multiple listing information from a public commercial real estate listing service called, LoopNet. This website is great at giving you local availabilities, floor plans and allows you to reach to the party listing the property for a viewing. However, as many tenants and buyers find, not all of the available product is available on this website. In fact, at bulk of the availabilities are listed with private Multiple Listing Services such as CoStar, AIR and the Smith Guide. These private MLS systems can only be accessed by real estate professionals, and if you’re looking to get access to these MLS systems, they come with hefty price tags, in the thousands of dollars. But don’t fear, you also have craigslist.com, which many find as a good resource to find space. Many owners list their properties directly on there themselves.
Searching for available office space online only using search engines can be a full time job. You may find 300-500 available office properties just based on the available search criteria from the public websites. So be efficient in your process of searching for office space. Many of the tools available to commercial real estate professionals allow you to save a lot of time. I mean, A LOT. For example, let’s say you want to know more information about the build-out of an office (ie. kitchen, server/conference rooms, closets, etc.); these details will usually not be available to the general public. But professionals have access to these tools and they make such a difference. You can reduce the time it takes to look for and evaluate office space candidates by 75%. Another great benefit is that if you engage a professional, they will do all of the work for you and you don’t have to pay a dime. Think of it like searching for information on the Google search engine. It doesn’t cost you a dime to search for the information you want on Google. The parties footing the bill are the companies advertising their products pay Google for the ability to get your attention. In commercial real estate it is the same business model: using a commercial real estate agent to find the office space information you need is free, and the Landlord/Seller pays the agent for helping you rent/purchase their vacancies. It’s a true win-win.
In the long run, it’s up to you how much time you want to spend looking for space, but maybe you don’t.
